Indeed, The Islands of Rockport has unbeatable access to the Gulf of Mexico, with boaters able to get there in just a few short minutes. Residents love how the state‑of‑the‑art canal system keeps the water pristine and the fishing great.
Some have been known to escape on an adventure, taking their boats on the Intracoastal Waterway and stopping in Houston, New Orleans and even all the way to Florida for a night or two without ever getting inside a car.

World Famous Fishing Outside Our Door
Our powerful sense of community carries over into everyday fishing, as well.
“It’s an inherently social activity,” Kiki explains. “Most people prefer having a fishing partner.”
On any given day, it’s common to see two or three of our residents getting on a boat together and heading out onto the water, returning for a cookout with their catch‑of‑the‑day, or taking a leisurely walk around the nature preserve and neighborhood.
We sit directly on Estes Flats, which is a famous spot for the bay fishing enthusiasts and home to trophy Redfish and Speckled Trout. A few minutes by boat will land you in the Gulf of Mexico for a deep‑sea fishing excursion and the prospects of Snapper, Tuna or deeper waters searching for Blue Marlin.
“This is accessible right outside your door,” Kiki says of the best fishing locations in Texas.
A Birding Paradise
Another perk is how our community is situated right on the migratory trail of birds traveling their annual migration from north to south.
“Hummingbirds, ducks and whooping cranes pass through, and even the majestic Osprey will nest on site most of the year,” Kiki says, naming a few species that can be spotted regularly right on the property. “We’ve got a fantastic birding environment for those who appreciate a wide variety of species.”
Rockport remains a national hotspot for birders across the country. Don’t expect this to ever change.
“The only industry here is nature and beauty.”
Location, Location, Location
Many second‑home buyers are becoming permanent residents. It seems that circumstances have created an opportunity to extend their stays from long weekends to a year‑round home. A lot of this shift is a result of changing times, allowing the convenience to live outside of more traditional urban areas in Texas.
“Rockport has a lot to offer somebody who wants to be here full‑time,” Kiki says. “In addition to the fishing, artists and galleries, golf, birding, photography, year‑round festivals and live music that it’s known for, it also has all of the amenities of a city with exciting restaurants, art galleries, specialty shops, medical, and big box stores such as H‑E‑B and Walmart are all around the corner.
“When we’re in the community, we gladly feel that we’re far away from the hustle and bustle but in reality, The Islands of Rockport is only three minutes from everything we need,” Kiki says.
Only a Handful of Lots Left
Phase I of our community is now in closeout with only a few lots left. This is the last chance for prospective buyers to own one of the gated, larger lots on the water.
We’re currently fine‑tuning Phase II, which will feature 120+ new lots. The Phase II announcement should be released in January with groundbreaking and lot reservations commencing in February. What’s exciting about this next section is the amount of opportunities that come along with it.
“We have a variety of price points in order to make it attractive for people who want to be a part of our community,” Kiki says.
While Phase I lent itself to larger lots and homes, Phase II will provide a variety of lot and home sizes expanding the market for interested buyers. Phase II will introduce home options from $800K to $550k. Scheduling a tour is the best way to evaluate all options and discover what suits the lifestyle a buyer might want.
“Some people just want to go out for a sunset cruise or wake up to the morning sunrise,” Kiki says of those moving into The Islands of Rockport. “Some people just want to see the birds or go fishing.
